Booking, contracts and deposits

  • Short stays (under a month): book hotels or villas through Booking.com, Agoda or Airbnb — you get cancellation cover and a paper trail.
  • Long stays (1–12 months): the best prices are never online. Use local Facebook groups, Bali villa WhatsApp groups and word of mouth, then view in person.
  • Never pay a deposit before you have seen the property or had someone you trust see it. Fake listings using stolen photos are the most common Bali rental scam.
  • Pay monthly or quarterly if you can. Yearly up-front is the local norm and gets a big discount, but you carry all the risk.
  • Get a written contract in English and Indonesian with the address, price, term, deposit, and who pays for electricity, water, pool and garden.
  • Electricity is the hidden cost: an air-conditioned villa with a pool can run IDR 1.5–4m/month on top of rent.

Villa viewing checklist

Fifteen minutes of checking saves months of misery.

  • Water pressure and hot water in every bathroom — run them for a full minute.
  • Air-con: turn on every unit, listen for rattles, check it actually cools.
  • Wi-Fi speed test on your own phone, at the far end of the villa.
  • Mould smell in wardrobes and under the aircon — a wet-season deal-breaker.
  • Mosquito screens, door locks, and whether the pool has a gate if you have children.
  • Noise: visit once in the evening. Nearby beach clubs, roosters, construction and the mosque all carry.
  • Ask who the on-site staff are, how often the pool and garden are serviced, and who to call when something breaks.
